Should your teen get a job? Perhaps. If you have the perfect situation and your teen is excited about the opportunity, then go for it. You know your child better than anyone, and many special needs teens do very well working for others.


However, if you are uneasy about sending your teen off to a job, then have you considered the possibility of starting a home business with your teen?


Think about it. You and your teen can work together. You can help him or her to learn about responsibility, customer service, sales, marketing and book keeping.


Here are some ideas to consider:


1. Pet Sitting or Grooming. If your teen loves animals (and doesn’t have allergies), pet sitting can be the perfect way for your teen to make money and build self-esteem in the process. The only critical thing here is that you have to make sure they are meeting their appointments. Depending on your teen’s level of responsibility, you may be driving and, possibly going with them. An alternative, of course, is to bring the pet to your home, if that’s an option.


2. Yard work. Raking, weeding, spreading mulch. All of these things can pay quite well for a teen. In fact, your teen could easily make more money per hour than many of his classmates who have regular hourly jobs.


3. Pooper scooper. Yes, you read that right. Yards get messy. People are busy. It’s a perfect fit. It’s not the most pleasant work, but, it is work that you can do on your own schedule. It’s flexible and it pays well.


4. Elderly care. Stop by once a day, to bring in their paper, take out their garbage, and check in.

You can get a credit card

Believe it or not, even if you have bad credit you will be able to get your very own credit card, albeit it would be a little bit harder than the usual.


The following are tips and advice to help you get a credit card even if you have not so good credit.


Apply small at first


It is a good idea to initially apply for credit cards at small retail shops and stores. Usually, such small companies are a lot more open to giving creditors a chance compared to those large outlets.


Once your application for a credit card is accepted, and once you make a purchase, try – as much as possible - to pay the least minimum amount each month and try to pay on or before the due date.


Take note that if you pay a bit more than the minimum amount required, the interest charge you have to pay will not be as much.


Do not be afraid to go to the bank


It is always a good idea to go to the saving or lending institution of your choice. They could be willing to offer you your own credit card especially if your business is already theirs.


If everything else fails, it is always a good idea to go for a credit card that is secured. This process requires you to maintain, open an account for savings as this will be used as a security for your credit line.


The credit line that will be given to you will actually come from the percentage of your own deposit.


Pay on time every time


In the process of acquiring your own credit card, always remember to continuously pay for all the other bills you have, as scheduled. This saves you the effort and money of paying unnecessary interest charges, surcharges and delayed payment rates.


Do not hog credit cards


It is always advisable to keep not more than two credit cards. One is enough, two is too much and three is just a crowd in your wallet as well as in your head as you have to make a way to pay off any charges incurred on it.

With any investment strategy diversification is important to minimise risk. When you’re choosing a managed fund it’s always tempting to just go with the one that offers the best term deposit rate. However, experience dictates that it’s wiser to conduct some deeper research before committing yourself to a fund. Here are some issues to consider:

The decision-makers: What qualifications do the Directors of the fund have? How closely are they involved in the day-to-day running and major investment decisions of the fund? Any managed fund that you invest in should be run by industry professionals – accountants, brokers, people with backgrounds in banking and finance; if you’re investing in a managed fund that invests heavily in property, the decision-making team should include someone with extensive experience in the real estate market.

Mortgage funds – choosing properties and quality mortgages: Mortgages are very popular investments for managed funds. As mentioned above, any fund that invests in property should have ready access to advice from a real estate market professional.

Consider factors such as the diversification of the properties invested in (geographical diversification – are the properties spread throughout a wide range of suburbs and price brackets? And sector diversification – what property types are invested in, spread across residential, commercial, industrial etc); and what percentage of the value of the property the fund will lend (often 70% of the value for first mortgages, and up to 85% of the value of the property for second mortgages).

A good way to gauge the viability of a managed mortgage fund is to look at the number of loan write-offs; the number of bad debts incurred (mortgages that the fund has granted that have been defaulted on); and the amount of loans in arrears of principal and interest for over 30 days.

Also, every property that is invested in should be valued by a qualified valuer – not a real estate ‘market appraisal’ – and, if possible (especially for smaller funds), every proposed property should be inspected by a qualified employee from your fund to double check that everything is as it should be – good quality control can prevent mishaps.

Income options: Naturally, it’s your choice how long you wish to invest your money for. When choosing a fund look at factors such as early withdrawal penalties and payment options. Can you have access to the interest earned monthly? Quarterly? Annually? Or will you have to wait until the end of your fixed term period before earning any income from your investment? Choose whichever option suits you best. A high rate of return is useless if you envisage needing an income from your investment before the end of the proposed fixed term.

Environment: Economic trends and possible political changes are some other factors to keep a weather eye out for. If you invest heavily in a fund that in turn invests internationally, you’ll want to know where your money is going and whether the governments and economies in question are stable and likely to stay that way. Some financial advisors suggest that investing 15-20% of your capital overseas is a wise move, and it is – as long as the country/countries in question have a good economic climate and aren’t in the throws of political upheavals.

So, now you have a few tips for finding yourself a managed fund that will help to grow your wealth. Once you’ve chosen a fund, or have decided on the sorts of investments that you’d like to be involved with and you’re looking for a fund, there are still some more things to consider before diving in.

Thinking of an endowment mortgage

Endowment mortgage is a type of mortgage where you need not pay the principal amount you have borrowed from the lender, during the term of the loan, you would be paying only the interest and as well as the premium for the endowment policy you have taken. The endowment policy grows large enough at the end of the mortgage period normally 25 years for the repayment of the mortgage loan. Within this package you would also be paying the life insurance that will repay the loan incase if you die as there is no guarantee for your endowment policy to pay off your mortgage.


The endowment policy has two parts in it, a life cover part and an investment part, in life cover part it would pay off your mortgage debt incase if you die during policy, and in investment part it will repay your mortgage when the policy get ended up if you live till the policy ends up. But this part is not guaranteed as people find the endowment policy is not in track and not sufficient enough to pay the mortgage debt at the end of the policy or mortgage , and this leads to think about the other laternatives to make up the amount, due to this endowment mortgages are not so popular as the other mortgages.


With endowment mortgage you pay only the interest and the principal will remain the same, if the endowment policy would perform well it will pay off the mortgage debt at the end, incase if the endowment policy does not perform good it will leave you with the huge amount of debt to settle.


You may receive a letter from the endowment company that would tell you that you policy is not in track and so there is not sufficient fund for the repayment of the mortgage at the end of the policy, by seeing this letter you should not delay taking further action, you should not get worried and make any hasty decision, first you should check the facts, don’t cash in your policy, don’t ignore it at the same time as things would go worst if you don’t act immediately, you should think about the other options to make up the shortfall by switching the amount of shortfall for the repayment of mortgage, or asking the lender to convert the endowment loan to other type of loan where you can repay the principal with interest, or starting an additional saving to make it up the shortage, or you can plan to extend the endowment mortgage term or you can opt for top up of the endowment plan.

What you should know before joining any internet home business model

Preface:


There are many aspects of starting and owning your own home business. Today, we will only be covering the tip of the iceberg, so to speak! This is just a short article to help prepare you for some things you may encounter as you continue on your journey to start an internet business.


It is no secret that Home Businesses are becoming more and more popular as an avenue for more income. So it’s no surprise that millions of people all over the world are bombarded with e-mails that claim to have found some new unheard-of way to make you rich. How convenient, since you just so happen to be looking for a little extra income! So what do you do?


The first thing you need to remember is “There’s no such thing as a free lunch!” You can rest assured that if someone is talking about making large sums of money, there will almost always be one of two things needed. Either: 1) a great amount of time and effort needed on your end. (Some of that time and effort can be lessened of you just happen to have some “extra” cash lying around.) Or: 2) an even larger sum of money. (Investment)


All too often, someone signs up for that “get rich - without using any out of pocket money - program.” Although not impossible, it is very rare that you will be on the road to riches any time soon. The amount of time required to get a home business going with no out of pocket money will far exceed the 5 hours per week advertised in many business models. Someone who is comfortable with most aspects of advertising, marketing and business may get by with 5 hours or less, but the “average Joe” will end up spending much more time than that. You then find out that to make it without actually dipping into your funds, you only have approximately 7 to 14 or so days to do so. That is when the trial memberships run out and start occurring monthly charges (They conveniently forgot to mention that you would have to sign up for at least one paid program.) The cost now goes from about $15 a month and up, sometimes well over $100 a month. (I’m still trying to find the free part in all of this!) But hey, it takes money to make money!


Now lets talk about research. Let me ask you this. If you were going to buy a car, would you ask the first person you passed on the street what the best car was, then immediately go out and buy it? Of course not. You would probably do a little research on the safety and price of the car, find out what other people that own that car say about it, and then go for a test drive. As a first time business owner, you will run into much of the same scenarios. Before you can do anything, you must first find a business. You can start from scratch, or go with one that is already in motion. If you decide to pick one that has already had much of the leg work done for you, then you have to narrow it down from there. If you choose something that you can relate with, you are more likely to stay motivated. But you have to be careful; some of them just take your money for the business and then leave you out in the cold.


Last, but certainly far from least, is advertising. There are so many ways to advertise and market that you may feel like you are being pulled in every direction. The truth is, most of the methods will work for somebody, but they may not work for everybody. You must remember to keep an open mind. Just because you don’t like ketchup doesn’t mean that no one else likes ketchup! In the same sense, if there is a marketing or advertising method that you do not really like, do your research. If it is legitimate and really working well for a lot of people, it may be worth looking into! As I mentioned earlier, advertising is not cheap if you are looking for a quick turn around, so make sure that you are fully aware of the risks involved and the ins and outs of the method you intend on using. Without that knowledge, you're just playing advertising lottery, blindly hoping that you picked the right numbers!


To conclude this article, let me say this. You’ve heard it time and time again, but I can not stress it enough. Starting your own business is very time consuming, and you will probably need to invest a little, if not a lot, of your own money to make it work. Research is key. You will probably get discouraged, but try to remember, the tough times are the times that teach you the most. Hang in there and keep striving to reach your goals. Eventually, you will make money, most people just quit too soon. In the end, YOU are responsible for your success!

How a swamp cooler works

Swamp coolers are a great and inexpensive way to cool off your automotive shop in the summer.


A swamp cooler is essentially a large fan with water-moistened pads in front of it. The fan draws warm outside air through the pads and blows the now-cooled air throughout the house. The pads can be made of wood shavings - wood from aspen trees is a traditional choice - or other materials that absorb and hold moisture while resisting mildew. Aspen wood pads, also called excelsior, need to be replaced every season or two, and generally cost $20 to $40 for a set.


Small distribution lines supply water to the top of the pads. Water soaks the pads and, thanks to gravity, trickles through them to collect in a sump at the bottom of the cooler. A small water pump circulates the collected water back to the top of the pads. Then the process begins over again.


Since water is continually lost through evaporation, a float valve - much like the one that controls the water in a toilet tank - adds water to the sump when the level gets low. Under normal conditions, a swamp cooler can use between 3 to 15 gallons of water a day.


A large fan draws air through the pads, where evaporation drops the temperature approximately 20 degrees. The fan then blows this cooled air into the house. Small units can be installed in a window, blowing cooled air directly into a room. Larger units can blow air into a central location, or the air can travel through ductwork to individual rooms.


Normal air conditioning is a closed system, taking air from inside a house and recycling it. For air conditioning to function properly, doors and windows should be closed. Swamp coolers, however, take air from outside the house. For a swamp cooler to work properly, the cooled outside air must be allowed to escape. By choosing which doors or windows in your home you leave open, you can to help direct the flow of cooled air to areas where it is needed.

Forklifts are industrial vehicles made to take the place of manual lifting and manual work. There are two “forks” or arms located at the front of the vehicle that are used to lift, lower, stack and unstack heavy loads. The drivers cause almost 50% of accidents involving forklifts. Normally, the driver has hit a pedestrian. Therefore, forklifts and people should not be in the vicinity of each other.

The load falling off the pallets


There are things that can be done by the employee to reduce the number of forklift accidents. First, the driver should always perform a pre-safety check of the vehicle before operating. Once the driver sees that all is in tact, while driving the vehicle the driver should use safe handling procedures of the load. This includes paying close attention to the load limit of each particular forklift. Since forklifts are a gas-powered vehicle, gasoline limits and storage should be carefully observed. In addition to safe fuel use, the battery also needs to be handled and cared for properly to ensure safety.


Here are a few safety procedures that should be followed by all employees. Some of them may seem like common sense, but they are so important that they are in need of repeating.


Passengers on forklifts to be strictly forbidden, unless there is a separate seat provided with a restraint

The more brokers that you talk to, the more loan programs that you will expose yourself to – and the better chance that you’ll find the perfect fit, and rate.


2) Pick out the TERMS of the loan you want BEFORE you compare rates.


There are many different terms of home loans. The first is the length of the loan – 30 Year, 40 Year, even 50 Year – and sometimes Interest Only! An Interest Only loan is a loan that you never have to pay off – you only have to make the monthly interest payments. The second is the length of the rate – you can have a guaranteed rate for 30 years, or any period from 1 to 7 years. Loans with a guaranteed rate for 1-7 years are called Adjustable Rate Mortgages (ARMs) because the rate will adjust up or down with the market after the guaranteed rate period is over. The safest loan is a 30-year fixed rate mortgage. You should also be aware of a pre-payment penalty – this is a pretty substantial penalty should you decide to refinance the loan or sell the house within a certain period of time. One to two year pre-payment penalties are common, and sometimes the loan will have a longer pre-payment penalty.


3) Shop the rate and closing costs – and make sure you’re comparing apples to apples.


Now that you know the terms you want, it’s time to shop the rate. The best idea is to have one mortgage broker pull a tri-merge credit report and then ask that broker for a copy of the credit report. While it’s not supposed to “ding your credit” every time a mortgage broker requests it, it sometimes does. Have a copy of your credit report, a copy of your bank statements, and a copy of your tax returns with you when you visit with any mortgage broker, and know the price range you’re shopping for. Answer all questions honestly and tell the broker exactly what terms you want in the loan. The mortgage broker should then provide you with a Good Faith Estimate (GFE) based on your request. If you’d like to, you can ask for two GFE’s – ask for one with minimal closing costs and another with the standard closing costs. Typically, a mortgage broker can get you a slightly higher interest rate with fewer closing costs.


4) Compare your Good Faith Estimates’ Total Monthly Payment.


Your good faith estimate will have an estimate of your TOTAL monthly payment. The easiest thing to do would be to compare the GFEs’ Total Monthly Payment and choose the lowest. However, you have to remember that the Mortgage Brokers are each estimating what your hazard insurance, taxes, Homeowner’s Association Dues will be – which they have no control over. Some Mortgage Brokers underestimate these fees in order to make their GFEs look more attractive, and then explain away the higher monthly payment because “they have no control over those fees.” Another easy way would be comparing interest rate. However, sometimes loans are broken up into 80/20 loans – the 80% loan at a lower interest rate and the 20% loan at a slightly higher interest rate – but with no Mortgage Insurance. Likewise, some loans are one 100% loan with Mortgage Insurance. To compare apples to apples with regards to the Total Monthly Payment, take the line item costs that are associated with the loan and compare only those. These costs will be Principal, Interest, and Mortgage Insurance (or PMI). Whichever loan program has the lowest Principal, Interest, and Mortgage Insurance is going to be the best monthly payment for you.


5) Compare Your Good Faith Estimates’ Closing Costs.


Just like the total monthly payment, your Good Faith Estimates will have estimates of the Total Closing Costs involved with purchasing the house. And, just like Total Monthly Payment, some Mortgage Brokers will underestimate these costs in order to make their GFEs look more attractive, and then explain away at closing. In order to truly compare “apples to apples” with closing costs, you need to look at the closing costs associated with the loan. Now, this can get rather confusing because Mortgage Brokers & Lenders LOVE to give different names to different fees. The bottom line is, if it’s associated with the loan, then it’s something that they potentially have control over. In Texas, take all the fees in the “800” lines of your GFE – they should be labeled “Items Payable in Connection With Loan” – and add them together. Compare all of the GFEs’ “Items Payable in Connection With Loan” charges and pick out which program has the lowest fees.


6) Take Into Account Closing Costs AND Rate.


What happens if one loan has higher closing costs but a lower rate? Another program looks like it has much cheaper closing costs but a higher rate? It’s time to take into account how long the cheaper monthly payment will take to “make up” the higher closing costs. Does one program have $100/month lower payments with $1000 higher in closing costs? It would take 10 months to “make up” the higher closing costs – I would suggest taking the lower payment. Rates DO fluctuate and are subject to change – until you lock your rate. You will typically want to lock your rate 30-45 days before closing. If you try to lock longer than that, the lender will typically penalize your rate. The bottom line is, after you’ve made this difficult decision, make sure that you lock in your choice!
